Midtown District

Located just south of Downtown Petaluma, Midtown is a crossroads connecting historic downtown with other key neighborhoods, including Oak Hill Brewster, the Marina, and the College and Adobe Districts. Midtown's central location makes it a convenient neighborhood for enjoying all that Petaluma has to offer. Its diverse housing options attract a wide range of residents, including families, young professionals, and investors.

History

Petaluma's Midtown neighborhood began developing in the early 20th century as the city expanded beyond its downtown and waterfront roots. During a post-World War II housing boom, Midtown grew with single-family homes, schools, and small businesses catering to returning soldiers and their families. Over time, its central location and unique mix of historic and mid-century homes made it a desirable area. 

Amenities

Midtown Petaluma has easy access to both Downtown Petaluma and major commuting routes. It’s ideally situated for commuters heading to San Francisco or Santa Rosa on Highway 101. The neighborhood is served by the SMART train, which is located near the historic train depot Visitors Center. The SMART train provides a scenic commute with connections to Larkspur and San Francisco via ferry. Additionally, the Groome Transportation bus service picks up passengers in Midtown, at the Petaluma Fairgrounds, and takes them to the San Francisco International Airport, the Oakland International Airport, and the Sonoma County Airport, making Midtown a great location if you travel.

Midtown’s unique charm is showcased in its range of architectural styles, from Craftsman homes to mid-century ranch houses. This variety appeals to buyers seeking both historic charm and a tight-knit community feel, with many residents who have called Midtown home for decades.

Midtown’s real estate market is on a steady upward trend, making it a promising choice for investors. It is also the most affordable area on the westside of town, making it a good choice for first-time home buyers. The median estimated home value in Midtown is currently $797,000 reflecting a 3.62% increase since last year. Limited new development in the area helps maintain high demand, while the neighborhood’s historic appeal and convenient location attract buyers and renters alike.

Businesses and Restaurants

Midtown Petaluma has a mix of small businesses and major shopping centers, conveniently located along East Washington Street. There is a Whole Foods and a Target. Some of my favorite restaurants in the area are What a Chicken and El Roy’s Mexican Grill..

Parks and Trails

Green spaces like the Petaluma River Park are ideal for walking and bird watching. There is also a nice walking and bike path that connects midtown to downtown.
